At Oak City Properties, we understand how important it is to keep our landlords and tenants in the “know.” The idea that we are here to provide you with relevant insight into how we are handling your property and keeping everyone safe during the coronavirus.

While we don’t want to inundate you with yet another blog about the virus, we do want to make sure we are taking the time to answer all of your questions and eliminate any fears. To help with the uneasiness created by the coronavirus, take a look at three frequently asked questions.

How are you handling a vacant rental property?

If you currently have a vacant rental property, there are a few things we are doing to make sure all parties involved are protected when showing the home to a potential tenant.

  1. We are creating a virtual tour for all vacant homes to help market the property.
  2. When a tour of the home is requested, we are following strict rules to limit contact and adhere to social distancing. To do this, an agent will meet the potential tenant at the home. The agent will be the individual to open the door and turn on any light switches. The agent will remain outside while the potential renter views the home at their leisure. All discussions about the property will happen outside of the home, and the agent will then make sure the property is secure before leaving.
  3. We are making sure to only show homes to qualified applicants that are serious about renting the property. We are not taking this situation lightly and want to make sure that only viable applicants are entering the home and interacting with our staff.

How are you handling occupied rental homes?

If you have an occupied rental property where the renter will be vacating soon, only virtual tours will be allowed until the home is completely vacant. Once the property is empty, the homeowner will need to have the home professionally cleaned and readied for a new tenant. Only when the home is vacant, will we begin to show the property to potential applicants.

How will you be cleaning homes once they are vacant?

All Oak City Property homeowners will need to provide a clean rental property for a future tenant. While this is not a new development, it is important to note that all rental properties must be professionally cleaned. The home must be 100% vacant and cleaned before applicants can enter the home to view it or for a new tenant to move into the property. We will no longer allow for immediate move-ins- there must be a small window provided before a tenant moves into the home.
