General Maintenance and Repairs
At Oak City Properties, when a problem arises with one of our rental homes, we handle the problem promptly and thoroughly. Our overall goal is to make the management experience as easy and stress-free as possible. To do this, we “check a few boxes” before anyone steps into the home:
- We use highly vetted vendors that have been hand-selected based on their ability to provide the best possible service.
- We always try to provide quotes (when possible) prior to incurring any charges on your property. Our maintenance vendors will only perform work that has been given prior approval, and any additional work is discussed and approved on a per case basis.
Before any repairs or maintenance work is performed, the property manager in charge of your property reviews the job request. Any work over an agreed-upon dollar limit (typically $300), which is not an emergency or part of a routine turnover would be discussed with you for approval.
It is important to state that when a vendor or specially trained technician does enter the home, they will not perform any unauthorized maintenance requests from a tenant. In addition, maintenance and repairs that are the tenant’s responsibility, or a repair caused by the tenant’s negligence, can be charged to the tenant.

Emergency Maintenance
In the event of an emergency maintenance event occurring, a property management service may need to take immediate action, hence the term “emergency.” When an emergency maintenance issue occurs, Oak City Properties does its best to only authorize work needed in order to preserve and protect the property and give your tenants a safe dwelling.
- For example, if a water pipe bursts in the middle of the night, we will send in a vendor prior to your authorization to stop the water and begin cleaning up. However, it is best practice to immediately make contact with the homeowner to explain the event and start the steps to permanently solve the problem at hand.
Once the work is done
At Oak City Properties, we always try to do our best to obtain photos of before and after the work is completed. The goal of a property management service is to keep the home in good repair and to inform the homeowner along the way. It is always important to make sure the owner of the property is aware of the changes and include them in the process.
